D.I.Y. is a metal-box product. You buy the shell, then hire an architect and contractor and pull permits to add HVAC, finished walls, a half bath, and a mezzanine. DONE. is FlexCaves. Those items are already in the published price. You start with a finished Cave and make it yours.

No. FlexCaves does not sell a shell. Every Cave includes HVAC, finished sheetrocked walls, a private half bath, and a mezzanine. The D.I.Y. Metal Box Estimator on Compare Us is only a comparison tool. It is not a FlexCaves product and not a bid.

No. FlexCaves are designed to provide a more finished, owner-ready starting point than a typical metal storage box. They are climate-controlled, sheetrocked, include a private half bath and mezzanine, and can be tailored around the way you intend to use the space.

Some garage-condo products start as a shell, leaving the owner to add features and manage much of the interior build-out. FlexCaves takes a different approach. Every Cave starts with HVAC, finished sheetrocked walls, a private half bath and mezzanine included. We call that DONE. You still personalize your Cave. You just don’t have to start from a shell.

Configuration and finish options vary by cave type and individual cave. Talk with our team early so we can help match your plans to the right layout and available options.

Every FlexCave — Shop, Pro, and Prime — comes standard with a mezzanine and a private half bath. These are included features, not upgrades. Allowed uses depend on the building. ShopCaves (street-front units) follow B2 Neighborhood Business rules. PrimeCaves and ProCaves (gated private units) focus on indoor storage, warehouse, manufacturing, and production uses. No outdoor storage is permitted anywhere on the campus. Common ways owners use their Caves:

In ShopCaves, restaurants and cafés are permitted under B2 zoning (subject to building code and occupancy requirements). In PrimeCaves and ProCaves, a public walk-in restaurant is not allowed. “Food and food storage” is permitted in the private units, but these spaces are not open to general public dining.

Yes. Private vehicle, boat, RV, and collection storage is a core permitted use in PrimeCaves and ProCaves. Everything must remain indoors. Outdoor storage of any kind is prohibited campus-wide.

Yes. Artisan manufacturing and production, artist work or sales space, and similar maker uses are allowed in both ShopCaves and the private buildings (Prime/Pro), subject to standard rules that prevent odor, noise, dust, or vibration from leaving the property.

No. Outdoor storage of vehicles, materials, equipment, or containers is prohibited everywhere on the FlexCaves campus.

Not permitted. A gas station is not allowed as-of-right in ShopCaves and is not on the approved list for PrimeCaves or ProCaves.

Storage of hazardous, flammable, explosive, or highly regulated materials is restricted by Fire Code, Building Code, and standard FlexCaves ownership and lease documents. Intensive chemical uses are not permitted.

Tell us what you’re planning and we’ll confirm whether it fits. Most collectors, operators, and small businesses find their intended use is already covered under the approved uses for their cave type.
